Lagos State Government Land Certificate of Occupancy

This is the second part of a series on acquiring Certificate of Occupancy for Government Land In Lagos.

[]====================[]==================[]

When the plot of land is eventually allocated, the prospective allottee is expected to make all payments stated in the letter of allocation given for the parcel of land applied for. A survey is prepared and the allottee collects the survey plan from the Surveyor General's office. It is then brought back to the Land Use and Allocation Committee (LUAC) office on the First Floor Room 4 of the Lands Bureau where the Certificate of Occupancy is prepared for execution, stamping and signing by either the State Governor or the Commissioner in charge of Land Matters before it is then issued to the allottee. It must however be stated that the allottee cannot get his or her C of O until all levies and charges specified in the Letter of Allocation have been fully paid.

Lagos Certificate of Occupancy For Government Land

This is the first part part of a series on acquiring Certificate of Occupancy for Government Land In Lagos.

[]====================[]==================[]

The Lagos State Government, in order to facilitate housing delivery, sets up housing schemes in different parts of the state where plots of land are allocated to individuals and corporate bodies. Such plots of land can either be for residential purposes or commercial or mixed purposes in some instances. Whichever is the case, the use of the land to be acquired is spelt out clearly in the layout of the scheme. Even after the land is allocated, the allottee is still expected to get a Certificate of Occupancy on it to complete the purchase process and become the bonafide owner of the plot of land.

To get a piece of land from the Lagos State Government, you start by buying the right type of form at the accounts department of the Lands Bureau.

There are plots in schemes that are considered as prime areas like Lekki, Ajah and environs. Forms for such schemes sells for N10,000.00, while other areas regarded as general areas like Badagry, Ikorodu and the rest sell for N5,000.00.

The filled forms are then submitted with four passport photographs, N100 development levy, valid Tax Clearance Certificate, the receipt of purchase of the form after which the person will be issued with an acknowledgement letter and file number on submission of the form. The time frame for the allocation of plots of land is not specific but the applicant will be contacted as soon as there is an available plot of land for allocation.

This is the third part of a series on Obtaining Lagos State Government Certificate of Occupancy Series for Private Land.

The bureau then publishes the application and observes a 21 day objection period in case anyone comes forward to oppose the application. A title search, as well as a site inspection, would be carried out. Consequent upon these, a report will be issued to the estate section of LUAC.

If there is no objection after 21 days of the publication of the notice and all documents submitted are found to be in the right order, the next stage is a C of O engrossment which involves it's drafting, typing and submission to the LUAC. After that it then goes to the Recommendation for Execution stage (Executive Secretary LUAC, Permanent Secretary Lands Bureau & the Attorney General for Justice).

After this stage, the C of O is then stamped and registered (stamping is done at the Ministry of Finance while registration is done at the Lands Registry Department of the Lands Bureau).

The Last Stage is the collection of the executed and registered Certificate of Occupancy at the LUAC.
